At this time and age, appraisal forms still vary from appraiser to appraiser. No standardized appraisal form had been formulated yet. Practicing appraisers had limited to no access to software or appraisal system fit for Philippine standards and setting. Hence, the web-based Real Estate Information System was developed. Philippine Web-Based Real Estate Appraisal Information Management System or “PWB-REAIM” System provides a web-based information system which aims to create a web-based information system where the personnel of JEBB Realty can create, store, manage and edit appraisal form online by using mobile or any computer and automate the creation of appraisal form.
PWB-REAIM used technologies like MyQSL, HTML, CSS, Twitter Bootstrap, JavaScript, Google API and CodeIgniter (PHP). The architecture design MVC was used via PHP framework named CodeIgniter. Prototyping and Agile style had been used for system development so that iterative and incremental development, where requirements and solutions evolve through collaboration between teams allow the information system to be more refined and several suggestions by the users to be addressed.
The system underwent user testing. Results showed that the system was rated satisfactory to very satisfactory. Positive response was also derived from the user-testers regarding the various aspects of the system including security, accessibility, aesthetics, functionality and performance. The main function of the system involved efficient archiving, plotting of the lot, creation of the vicinity map, uploading and labeling of photographs and creation of a printer-ready appraisal forms and reports. Several security features like IP blocking, Captcha, User Logs, Google Analytics and Terms of User were also incorporated. Tentatively, the system was only made available and specifically developed for the company needs of JEBB Realty. However, it may be adapted to needs of interested requesting parties (e.g., appraisers, organization of appraisers, etc.) of the Philippines. It is recommended that further security and monitoring features of the system be improved. Mobile App could also be implemented in the future.
